The general contractor runr the day-to-day building process and their ultimate financial incentive is to finish quickly, whereas the architect is focused heavily on the design. An Owner’s Representative is the only professional onsite whose main interest is protecting the owner's project goals and budget, acting as your "right-hand," shielding you from daily stress by overseeing the budget, schedule, and quality of work. They ensure the project stays on track, on schedule, and within the approved budget, allowing the Owner to make informed decisions in a timely manner.

This detailed project coordination helps maximize the value of the Owner’s investment, and a skilled Owner’s Representative can recognize where inherent risks exist and appropriately manage and mitigate these risks.

Design Build Representative

The Owner’s Representative helps you choose the right team for your project, inclulding architects, engineers, general contractors, and other specialists. They evaluate bids, check references, and ensure each vendor aligns with the project’s scope and budget. They consult with relevant teams on layout, install diagrams (FF&E schedules) and interior finishes to achieve the design goals set by Owner; providing onsite material inspections, quality assurance walks, site meetings and progress checks. Designers love grand visions; contractors love simple builds. The Owner's Representative mediates disputes to ensure you get the aesthetic you want without paying for over-engineered construction methods.

Relationship Management 

The Owners Representative has an overall understanding of all processes, provides insightful guidance when issues or conflicts arise and acts as a mediator to find solutions without causing project delays. Acting on behalf of the Owner in managing all relationships, establishing clear lines of communication and ensuring all team members are working towards achieving the Owner’s project goals and objectives.  The goal is always providing the Owner with unbiased advocacy.

Budget Oversight and Schedule Management

The Owners Representative keeps your design and construction teams budget and schedule on track with the goal of protecting the Owners investment and communicates status during each phase of the project.  They monitor the general contractor's timeline to ensure milestones are met and delays are minimized, review invoices, track costs to prevent budget overruns, and negotiate pricing on change orders, ensuring the timeline stays tight so you aren't paying for idle labor.

Administrative Duties

The Owner's Representative manages financial administration, and verifies charges match actual work completed before you pay. Logs, reviews, and negotiates all requested changes to the original contract price and maintains a master budget ledger comparing actual costs to initial budget. Contract and compliance administration, including working with the general contractor to make sure all HOA terms are fulfilled and relevant permits are pulled.
